Why Prestige Estates’ profit fell
The filing does not give a reason for the decline. The numbers show three pressures. Revenue from operations was lower, other income fell by about Rs 104 crore, and finance costs rose by about Rs 97 crore. In our view, the revenue dip reflects when projects are handed over, because developers book sales revenue mainly at handover, not when a flat is sold.
Bookings tell a different story. The company’s investor presentation shows Q2 FY27 sales (the value of new homes booked) of Rs 7,225 crore, up 20% from a year earlier. Collections rose 26% to Rs 5,294 crore, and area sold rose 32% to 5.84 million sq ft. The presentation puts consolidated EBITDA at Rs 1,088.1 crore, down 7.47%.
One-time items
There were no exceptional items in either quarter. Separately, CPP Investment Board agreed to invest up to Rs 3,000 crore in Prestige Hospitality Ventures, the hotel arm. In October 2026, the first tranche closed. CPP bought shares from Prestige for Rs 950 crore and put Rs 550 crore into preference shares. That sale falls in Q3 and is not in these results. The hotel arm withdrew its IPO papers in September 2026.
What to watch next
The auditor drew attention to an income tax search matter; the company received show-cause notices in October 2026 and says it expects no further liability. After the quarter, Prestige acquired a 9.36 lakh sq ft retail asset in South Bengaluru, expected to start in FY28. Net debt was Rs 12,122 crore on September 30, according to the presentation. Frequently asked questions
Why are Prestige's sales bookings up while revenue is down?
Sales bookings count the value of homes sold in the quarter. Developers generally book revenue when projects are completed and handed over, so the two can move in different directions.
